Why concrete sinks around new homes
When a house is built, the area around the foundation is excavated and backfilled. That fill keeps compacting for years, and the driveway, walks and patios resting on it slowly follow it down.
That is why so many Frisco homes have a driveway panel that drops at the garage door or a front walk that dips near the porch, often within the first decade.
Clay shrinking in long, dry summers adds to it, especially near trees and along slab edges.

How lifting works
Foam lifting drills small holes and injects polyurethane that expands beneath the slab, filling voids and raising it. It is light, cures quickly and the concrete can usually be used the same day.
Slurry lifting pumps a cement-based mix under the slab through larger holes. It is heavier and needs more curing time, but it can cost less on some jobs.
The contractor chooses based on the void, the soil and how the slab is used.

Near post-tension foundations
Lifting flatwork next to a house does not involve drilling into the house slab, but care is still needed where walks and patios meet a post-tension foundation.
Holes are drilled only in the flatwork being lifted, and the contractor watches the joint to the house so the lift does not push against the foundation.
Leveling does not repair the foundation itself. If the house slab is moving, call a foundation specialist.

Trip hazards and water
A sunken walk creates a trip edge, and a patio tilted toward the house sends rain to the foundation. Lifting fixes both, restoring a safe walking surface and the slope away from the house.
Driveway panels that dropped at the garage often hold water against the garage slab. Raising them back sends water toward the street again.
After lifting, sealing the joints stops water from washing out soil again.

When leveling is not enough
Slabs broken into many pieces, crumbling surfaces or slabs that heave upward because the clay swelled cannot be fixed by lifting. Replacement is the better option there.
On very active soil, lifted slabs can move again over time, though fixing drainage reduces that risk.
The contractor will say honestly if lifting is not the right answer.

Quick and low-disruption
Most leveling jobs take a few hours. With foam, you can often walk and drive on the slab the same day.
Holes are patched with a matching mix and are small, though visible up close.
Compared with tearing out and repouring, leveling is usually much less expensive and leaves the landscaping undisturbed.

Signs a slab is ready to lift
Lifting works best when the problem is caught early. Watch for a gap opening between the driveway and the garage slab, a walk that collects a puddle after rain, or a step that suddenly feels higher at the front door.
Doors that start to stick, cracks inside the house or gaps above windows are different signs. Those point to the house foundation, not the flatwork, and should be looked at by a foundation company.
Photographing the problem areas once a season makes it easy to see whether movement is ongoing, and that history helps the contractor decide what to do.

Fixing the cause so it does not sink again
Most flatwork settlement in Frisco is tied to water. Downspouts that empty right at the edge of a walk, sprinkler heads that spray under a slab and low spots that hold rain all wash out or soften the soil.
Extending downspouts, adjusting irrigation and sealing joints after lifting are inexpensive and make the lift last much longer.
Where the soil keeps moving because of a leak, for example from a pool line or a water service, the leak has to be repaired first. Lifting over an active leak only delays the problem.

Leveling versus replacing builder concrete
Because most Frisco flatwork is relatively young, the concrete itself is often in good condition even when it has sunk. That makes lifting a strong option: you keep a slab that is still sound and only fix the support beneath it.
Replacement makes more sense when the panel is broken through, when the surface is badly scaled, or when you want to change the size or finish anyway, for example widening a walk at the same time.
The contractor will measure how far each panel has dropped and tell you which approach gives the better result for the money.

Patching, joint sealing and drainage advice.
What it costs
Leveling pricing depends on the number and size of slabs, how far they must be raised and the method used.
Questions
Concrete Leveling — asked and answered
How long does foam lifting last?
Many years, especially when drainage problems are fixed.
Can you lift my driveway at the garage?
Usually, if the panel is intact. It is one of the most common jobs in Frisco.
Is leveling safe near a post-tension slab?
Yes. Holes go only in the flatwork, and the contractor protects the joint to the house.
When can I use the slab?
Often the same day with foam, a day or so with slurry.
Will leveling fix my foundation?
No. It is for flatwork. Foundation movement needs a foundation repair specialist.
